Q: Who is RE/MAX Capital Centre?

A: RE/MAX Capital Centre, Inc Realtors is currently located in Columbus, Ohio and provides full-service property management to residential single-family and multifamily investors within the US and abroad. We currently manage one of the largest portfolios in Columbus while continue striving for exceptional attention to detail and commitment to service to every homeowner and tenant we work with.

Q: Why should I choose RE/MAX Capital Centre?

A: Our approach to property management is unique to every other competitor out there. We focus on relieving homeowners of their day-to-day property management duties so they have a peace of mind, more free time, and true financial security. The approach we use makes your real estate properties bring in true “passive income” and allows you to collect monthly checks without any worry.

Q: How long have you managed investment properties?

A: We’ve managed investment properties for over 10 years now – starting in 2011.

Q: Is RE/MAX Capital Centre licensed?

A: Yes, we are fully licensed and insured.

Q: How many units do you currently manage?

A: We manage over 200 units in the Columbus, Ohio area.

Q: How many employees does your company have?

A: Our company currently has 10 employees.

Q: Do you personally own investment properties?

A: Yes, we manage over 80 units ourselves. Because of this, we’re extremely investor-friendly when it comes to working with many of our clients.

Do you manage associations? ie, HOAS, COAS

A: No, we do not manage HOAS and COAS.

Do you digitally sign?

A: Yes, we digitally sign.

How many properties do I need to work with RE/MAX Capital Centre?

A: We don’t have a certain threshold of properties needed to work with us.

What type of properties do you not work with?

A: We work with primarily everything residential, except commercial.

Property Management

Q: What services do you provide as part of your property management agreement?

A: We’re a full-service property management company, so we handle everything from A-Z when it comes to managing your property and putting high-quality tenants in. This includes advertising and marketing, screening tenants, handling leases, rent collection and maintenance, and paying bills on your behalf. 

Q: What is the startup fee?

A: Our startup fee is a one-time fee of $250.

Q: What is your fee structure?

A: Our goal is to make our pricing as transparent as possible and make sure there are no hidden fees or surprises. Our pricing is shown on our pricing tab of our website and property management agreement.

Q: What do you need from me to get started?

A: To get started, we need the property address, name of the owners, and when they want to get started.

For us to begin our property management services, we need to see property and do a walkthrough, need to get leases (if you currently have tenants), need to make sure everyone on property deed signs, get proper communication and contact information with all parties, and making sure property management agreement is fully signed.

Q: Can I view my financial statements online?

A: Yes, you can view financial statements online.

Q: What are the steps for RE/MAX Capital Centre to manage my property?

A: Step 1: Verifying that owners are interested in property management, Step 2: Reviewing property management agreement and leases Step 3: Inspecting the property with the owner

Q: How often do you inspect my property?

A: We inspect your property once a year.

Q: Can we include my condo/homeowners association regulations in the lease?

A: Yes, we can include your condo/homeowners association regulations in the lease.

Q: Do I need insurance on the property?

A: Yes, including liability insurance that includes RE/MAX Capital Centre as an interested party property management, minimum of $1m liability policy.

Q: How long is your property management agreement for?

A: Our agreement is for 1 year minimum. 

Q: Do you have an early termination fee?

A: Yes, we do. The amount varies.

Q: Can you pay bills for me that are related to the property?

A: Yes, we do this for many of our current clients. However, there are a few exceptions.

Q: Do you work with section 8?

A: Yes, we work with section 8.

Q: How much money should be set aside to cover expenses?

A: This depends on the property. If asked, we can help with this.

Q: Do you charge a leasing fee?

A: Yes, we do. The amount varies based on whether it is a new or existing tenant.

Leasing

Q: How do you screen potential residents and what is your application procedure?

A: Step 1: background check/criminal/eviction/collection check, Step 2:income verification (3 month’s proof of income), Step 3: rental verification and communication with previous landlords

Q: What is your marketing strategy to locate tenants?

A: We publish property rentals online via rental website and syndicate to various rental websites

Q: What is the average turn-around between the departure of one tenant and the placement of another?

A: Our average turn-around is around 15 days, varies based on time of year

Q: Do you guarantee the time it will take to rent out my property?

A: No, we do not.

Q: Do you charge the monthly fee when my property is empty, or only when it is rented?

A: Yes, we do.

Q: How do you handle evictions?

A: We hire an attorney to take care of evictions.

Q: How much does an eviction cost?

A: Evictions vary but usually cost around 400-500.

Q: Do you provide a standard lease?

A: Yes, we provide our own standard lease.

Q: Are tenants responsible for utility bills at the property?

A: Yes, tenants are responsible for utility bills.

Q: How much is the security deposit?

A: This varies based on the property.

Q: Do you leave on utilities between tenants?

A: Yes, we do.

Q: In your experience, what percentage of rentals involve eviction, litigation, or some other non-routine confrontation with the tenant?

A: 1-2% of our rentals involve eviction, litigation, or some other non-routine confrontation with the tenant.

Maintenance

Q: What types of repairs do you handle in-house? What do you outsource?

A: All small repairs are handled in-house. For major repairs, we outsource to other contractors.

Q: Do you charge a fee on repairs?

A: Yes, we do – 15% of the cost.

Q: Do you require select vendors to be used?

A: No, we do not. 

Q: Is a maintenance reserve account required?

A: We require a maintenance reserve amount of $250.

Q: Will you complete renovation work on my property?

A: If that is what is desired by the landlord, then yes, we’re able to.

Q: How do you handle maintenance issues?

A: We communicate with the tenant on figuring out the maintenance issue as soon as possible.

Q: What is your average response time to urgent problems (e.g. the kitchen is flooding)?

A: Our response time would be within 24 hours.

Q: What is your average response time to non-urgent problems (e.g. the closet door jumped the track)?

A: Our response time would be within one week.

Q: How do you handle it when a tenant reports a problem at 3:00 AM on Sunday morning, or on Christmas day?

A: We communicate with the tenant and work on figuring out the issue as soon as possible.

Q: What is your hourly rate for repair calls?

A: We charge $60/hour.

Q: How often do you check and replace smoke detectors?
